Attention Long Island Landlords - Benefits of renting Long Island apartments and Long Island houses to Section 8 housing tenants and Long Island tenants accepted to other government housing programs: In 2007 it publically became apparent in the media to the economic crisis across Long Island affecting traditional tenants who rented apartments and houses in Long Island who had excellent incomes, credit ratings, and references at the time these Long Island tenants signed their housing and apartment leases. In 2006 we began receiving calls from these aforementioned traditional Long Island apartment and house rental tenants with excellent credentials at the time of their lease signing begging us to find a tenant for their apartment as soon as possible because these tenants in Long Island did not want to get sued by their Long Island landlords for the remaining rent owed to the term of their leases. Since 2006 to present we’re finding an increasing number of these Long Island tenants by the month losing their jobs unable to honor their housing and apartment leases. In other cases we’re getting calls from Long Island landlords asking us to find them a tenant because their previous traditional tenant with that excellent income and credit credentials left their Long Island apartment or house breaking their lease and leaving the without notice. In other cases we’re hearing the nightmare some Long Island landlords are going through or went through to evict Long Island tenants for non payment of rent, assuming the legal fees to evict and months of lost rent from housing and apartment rent (non payment) never to be recovered. As we're all aware the state of our economy across Long Island is not near a reversal in recovery anytime soon, at least in the next few years. within the next few years and Any media stating otherwise as of October 14, 2010, such as we are in economic recovery is a falsehood. America is in crisis affecting employment where unemployment will increase for at least the coming years; this is a fact stated by a real estate investment expert here in Long Island with thirty five years experience in the real estate industry from an investor's perspective.
Downside to house and apartment rentals to tenants accepted to the Section 8 housing program and other government housing programs: NONE, that's absolutely correct; the Long Island apartment or Long Island house rent is guaranteed to be paid to the landlord by the local government, in this case, the County, Nassau County, Suffolk County, or Queens County; and in some cases, the working Section 8 tenant will pay a small portion of the monthly rent. Should a Section 8 Tenant violate any of the provisions in the lease agreement that protects the landlord, that Section 8 Tenant not if, but will lose their Section 8 voucher and the program benefits. There is at least a five year waiting list for new Section 8 applicants, in fact, Nassau County and Suffolk County does not accept new applications any longer, the program is closed to new applicants, rendering Section 8 Tenants Vouchers, GOLD.
